The government has just unveiled a groundbreaking AI tool called "Extract" that promises to transform how planning applications are processed across England. This cutting-edge technology will help councils convert decades-old, handwritten planning documents and maps into data in minutes – and will power new types of planning software to slash the 250,000 estimated hours spent by planning officers each year manually checking these documents.

The new AI assistant, developed in partnership with Google DeepMind, represents the biggest modernisation of the planning system in decades. Around 350,000 planning applications are submitted a year in England, yet the system remains heavily reliant on paper documents – some hundreds of pages long. Permitted development changes came into place in 2020 as a result of the ongoing pandemic and many homeowners needing additional space to go about their daily routine. This scheme, introduced to aid post-pandemic home improvement projects, is still in effect in 2025.

For most homeowners, you can still extend under permitted development rights without full planning permission if your project meets specific criteria:

-Detached houses: Single-storey rear extensions up to 8 metres

-Other house types: Single-storey rear extensions up to 6 metres

-Extensions must not exceed half the original land area around the house

-Height restrictions apply to maintain neighbourhood character
